ROLE
The firm is seeking a bright, highly motivated and driven Analyst/Associate with an excellent academic background and preferably, previous experience in the real estate sector. This role provides investment analysis support to the investment team for the company’s investment in Japan.

What will you do?


Investment

  • Develop and implement business strategies for sourcing acquisition or investment opportunities, including specific strategies designed to achieve short and long-term growth and profit objectives.

  • Support origination of new investments and business opportunities.

  • Analyse economic and market trends, earnings prospects, financial statements, and various other indicators and factors to evaluate suitable investment opportunities and strategies.

  • Develop financial models including valuation, investment return, and competitive benchmarking analysis for the decision-making process.

  • Feasibility studies and other research for potential investments, investment underwriting, due diligence, managing documentation, site visits and investment closing. 

  • Prepare management reports, board materials, Investment Committee memorandums on potential opportunities

  • Support transaction due diligence and closing processes. Working with on-the-ground teams to manage end-to-end investment transactions including origination, research, deal evaluation and structuring, financial analysis including financial modelling, and deal negotiation and execution.


Asset Management

  • Develop, implement and manage asset management strategy to meet business performance objectives (including exit options)

  • Develop and implement value creation projects, including asset optimization, organic and non-organic growth of profits and cash flows from portfolio of assets

  • Maximise return of assets through the analysis of data centre efficiencies and identifying opportunities for improved performance. Monitor, analyse and report on asset performance.

  • Oversee market economic and industry research to support asset management decisions

  • Drive data centre budget and strategic plan process, valuations, leasing management, insurance procurement, reporting, hold-sell analysis, as well as other asset management cycle of activities including capex and asset enhancement initiatives.

  • Provide inputs to the projection of cash flow models, life of fund models and work closely with investment team, portfolio reporting team and finance team

  • Develop and manage post-acquisition integration plan

  • Drive portfolio management activities including monitoring and evaluation of the investment performance, preparation of quarterly/annual management reports

  • Manage asset-related commercial, financial and legal matters with various stakeholders

  • Work closely with internal and external stakeholders: tenants, leasing agents, facility and technical operations managers, business partners, property appraisers, finance, legal teams etc to execute strategy.


Any other matters

  • Support ad-hoc requests, initiatives and projects, if required.

  • Develop and maintain good business relationship with all stakeholders, including senior management, operations team, project managers, design and construction teams, lenders, and customers 

What do you need to succeed?

  • 2 to 4 years of relevant work experience in data centre, real estate and/or investment industries on buy or sell side

  • Ability to identify and clearly articulate key data centre and financial drivers and analysis.

  • Resourceful, strong initiative, great independence in working in a fast-paced environment. 

  • Good business and financial acumen. Proficient in data management.

  • Possess a keen analytical mind, and proficient in financial analysis modelling.

  • Strong work ethic and self-driven. Ability to work autonomously on self-motivated projects

  • Bachelor's degree in business, finance, economics, engineering or equivalent

  • Fluent in English and Japanese (written and verbal)

  • Working location will be in Singapore and Tokyo, Japan
