Southeast Asia is emerging as a major growth engine for the global data center industry, driven by accelerating cloud and AI adoption, hyperscaler expansion, and increasing institutional investor interest.
In a recent interview with Mingtiandi, Joe Gooi, CEO of SC Zeus Data Centers, shared his perspectives on the region’s evolving data center landscape, SC Zeus’s expansion strategy, and the opportunities shaping the next phase of digital infrastructure development across Asia Pacific.

Southeast Asia: The Next Engine of Growth
With approximately 2.4 GW of data center capacity under construction across Southeast Asia, representing around half of the Asia Pacific total of 4.8 GW, the region is becoming an increasingly important destination for data center investment and development, according to market figures discussed during the interview.
“Southeast Asia is the next engine of growth as far as Zeus is concerned,” said Joe Gooi.
SC Zeus sees significant opportunities across Southeast Asia, with Thailand and Malaysia as its primary markets of focus.
The company's expansion strategy is driven by growing customer demand, investor interest, and the opportunity to develop scalable, AI-ready data center infrastructure in markets with strong long-term fundamentals.
Thailand and Malaysia: Two Key Growth Markets
SC Zeus has identified Thailand and Malaysia as priority markets for its Southeast Asia expansion, supported by accelerating hyperscale cloud investment, rising AI infrastructure requirements, and increasing demand for large-scale data center capacity.
Malaysia: Benefiting from Singapore’s Digital Infrastructure Ecosystem
Johor has rapidly developed into one of Southeast Asia’s largest data center clusters, benefiting from its proximity to Singapore, expanding digital connectivity, and a growing pipeline of hyperscale developments.
With approximately 1.1 GW of operational capacity and a further 3.1 GW in the development pipeline, as referenced during the interview, Johor offers significant potential for large-scale data center investment.
Its strategic position alongside Singapore, supported by the Johor–Singapore Special Economic Zone initiative, further strengthens its attractiveness as a regional digital infrastructure hub.
For SC Zeus, these fundamentals create opportunities to support customers seeking scalable data center capacity and regional connectivity.
Thailand: Strong Hyperscaler Demand and Infrastructure Opportunities
Thailand is also gaining momentum as a destination for hyperscale cloud and AI infrastructure investment.
Major technology companies, including AWS, Google, and Microsoft, have announced significant cloud infrastructure investments and expansion initiatives in Thailand, reflecting growing confidence in the country’s digital economy.
Joe highlighted strong tenant demand and tightening availability in established data center clusters as important factors supporting future development.
In particular, Thailand’s Eastern Economic Corridor (EEC) offers attractive conditions for large-scale data center development, including access to power, land, water, and established industrial infrastructure.

Working alongside industrial estate developers can also provide access to essential supporting infrastructure, including wastewater treatment facilities, road networks, and assistance with regulatory approvals.
These advantages are particularly relevant for AI-ready data centers, where power availability, infrastructure readiness, and development timelines are increasingly critical to project feasibility.
A Constructive Outlook on Thailand’s Regulatory Environment
Addressing recent regulatory developments in Thailand, Joe expressed confidence in the market’s longer-term prospects.
He viewed the ongoing regulatory review as a temporary adjustment intended to address gaps in the existing framework and establish clearer requirements for future developments.
SC Zeus also sees advantages in developing facilities within established industrial and infrastructure zones rather than densely urbanized locations.
With continued government interest in attracting digital infrastructure investment, Thailand remains an important market within SC Zeus’s regional strategy.
Building a Scalable Regional Data Center Platform
As Southeast Asia’s digital economy continues to expand, the region is attracting growing attention from hyperscalers, AI infrastructure providers, developers, and institutional investors.
For SC Zeus, the opportunity extends beyond individual data center projects. The company’s strategy is focused on building a scalable regional platform that combines development capabilities, infrastructure readiness, and a customer-driven approach to market expansion.
By concentrating on Thailand and Malaysia, SC Zeus aims to align its development pipeline with hyperscaler and AI infrastructure demand, achieve greater economies of scale, and create long-term value for customers and investors.
While the immediate priority is to establish and consolidate a strong footprint in Thailand and Malaysia, SC Zeus also recognises the longer-term potential of other Southeast Asian markets, especially Indonesia. Any future expansion would be carefully considered in line with customer demand, investor priorities, and the maturity of its existing portfolio.
Through this disciplined and customer-driven approach, SC Zeus seeks to establish a strong foundation for sustainable growth while contributing to the development of Southeast Asia’s digital infrastructure ecosystem.
